Does Texas always require only 20 days before foreclosure?+

No. Texas Property Code §51.002 includes an at-least-20-day residential cure notice before sale notice in many deed-of-trust cases, but the loan, lien, federal rules and special procedures can add or change requirements. A sale notice generally follows and has its own timing. Never calculate from a summary alone.

Is the Bexar foreclosure map proof my home will be sold?+

It is an official current-month notice resource, not a personalized legal conclusion or live guarantee of sale status. Retrieve the underlying document and verify directly with the servicer, trustee and qualified help.

Will submitting a mortgage-assistance application automatically stop the sale?+

Not automatically. Federal protections can depend on loan/servicer coverage, completeness, timing and prior reviews. Get written completeness and sale-status confirmation; do not rely on “under review.”

What does a complete application mean?+

Under federal servicing rules, it generally means the servicer has all information it requires to evaluate available options. Your belief that everything was sent is not the same as the servicer’s written completeness determination.

Can a listing or signed sale contract stop foreclosure?+

No. A listing or contract does not itself postpone the trustee sale. Confirm title, payoff, buyer performance, closing timeline and sale status, with a backup plan.

Should I pay a company that promises to stop the sale?+

Foreclosure-rescue scams commonly demand up-front fees, tell owners to stop paying the servicer, redirect payments, guarantee results or seek title. HUD counseling is free, and CFPB advises independent verification and professional review.

Can I sign a deed to someone and remain as a renter?+

Do not do this under pressure. Title-transfer/rescue schemes can cost the home and equity while leaving debt or occupancy risk. Obtain independent Texas legal and title advice before any deed or sale-leaseback.

What if this is a tax or HOA foreclosure?+

Do not apply the ordinary mortgage timeline. Tax and HOA matters can involve lawsuits, judgments, orders of sale and redemption or other rules. Retrieve the full docket/notice and obtain subject-specific advice.

Can bankruptcy stop a foreclosure?+

A bankruptcy filing may create an automatic stay, but timing, prior cases, eligibility, relief from stay and long-term feasibility are legal questions. Speak with a qualified bankruptcy attorney immediately; this site cannot advise filing.

What happens to surplus equity after a sale?+

Do not assume a check will arrive automatically or that a recovery company is necessary. Surplus, lien priority, claims, procedure and deadlines are fact-specific. Verify official records and get qualified advice before assigning any claim.
